Theres a big black community in mexico city, lots of afro beats DJs and such are coming to the city. from what i see, its also a very professional almost affluent population.
Its not the virginia beach bike week population down here.
I even know of a soul food restaurant that recently opened up in mexico city.
I would even go as far and say, black guys in mexico do better than white guys.
theres been so many white tourist coming to mexico for years that a lot of women are just tired of them.

That might be hard to find. The people buying property are typically older people planning to retire.
The real estate market in latin america can be wild if you dont speak spanish or dont have the right people to do leg work for you.
My recommendation would be contacting a bunch of realtors and find the one thats least likely to try t fuck you over
